Newhaven is a port town at the mouth of the River Ouse, with a housing stock that reflects its history as a cross-Channel ferry terminal. Victorian terraces are found in the centre and the Meeching area, while inter-war semis and post-war development occupy the outer residential areas. The port and river introduce flood risk for some properties in the lower town.

The Ouse valley alluvium at Newhaven has different, lower-bearing ground conditions than the chalk South Downs above the town.
