Structural Survey London
Structural Survey London — Cracks, Movement and Structural Defect Reports
A clear, written structural survey for cracking, movement, and structural defects in residential and commercial properties across London. Observed evidence, professional diagnosis, and prioritised next steps — written so that homeowners, solicitors, and contractors can all use the output.
Who This Service Is For
Homeowners concerned about cracking, movement, or structural defects in their property. Buyers who have received a homebuyer report recommending 'further structural investigation'. Landlords dealing with structural damage or insurance claims. Property managers assessing the condition of a block or portfolio. If you need a qualified structural engineer's opinion on what is wrong with your building and what to do about it, this is the service.
What a Structural Survey Covers
A structural survey is an inspection of the visible structural elements of a building — walls, floors, roof structures, foundations (to the extent accessible) — focused on identifying defects, movement, and structural risk. It is distinct from a general condition survey: its scope is structural behaviour, not a broad property inventory.
We inspect the elements we can see. Concealed structural components — buried foundations, hidden steelwork, elements behind cladding — are noted as non-visible, with appropriate caveats. Where intrusive investigation is required to resolve a diagnosis, we state this clearly and recommend the appropriate specialist.
Common Structural Issues in London's Housing Stock
London's residential properties are predominantly Victorian and Edwardian terraces, with a significant stock of inter-war semis, post-war housing, and converted commercial buildings. The most frequent structural issues we encounter include:
Diagonal cracking at window and door openings caused by lintel failure or differential settlement. Crack patterns associated with clay shrinkage or heave — particularly in South London where clay soils are widespread and tree coverage is significant. Deflection in timber floors due to joist deterioration or inadequate original sizing. Structural alterations carried out without calculations or proper detailing. Undocumented open-plan alterations where beam capacity is uncertain. Settlement associated with nearby excavations, drainage failure, or tree root activity.
Crack Inspection and Diagnosis
Most cracks in London's older housing stock are cosmetic — the result of thermal movement, minor seasonal shrinkage, or the natural bedding-in of lime mortar over time. A structural survey distinguishes these from cracks that indicate movement, deterioration, or load-path failure.
We assess crack width, orientation, depth, pattern, and location relative to the structure. Each defect is assigned a severity (cosmetic / monitor / action required) and a probable mechanism. The report sets out recommended actions in priority order, with enough detail for you and your contractor to understand what is needed and why.
The Survey Process and Report
We attend site at an agreed time, typically for one to two hours depending on the property's size and scope of concerns. We photograph and record observations systematically, assess the probable mechanism of each defect, and note whether further investigation is warranted. The written report documents observations with photographs, provides a diagnosis and severity assessment for each defect, and sets out recommended actions in priority order.
When Monitoring or Specialist Input Is Needed
Some structural concerns — suspected active settlement, cracking of uncertain origin in a heritage building, or evidence consistent with but not conclusive of foundation movement — are not reliably diagnosed from a single inspection. In these cases, we recommend a period of monitoring or refer to a specialist (geotechnical engineer, party wall surveyor, or conservation architect) rather than over-engineering a conclusion from incomplete evidence.
Civil Engineering and Planning Support
Civil engineering design (drainage, SuDS, retaining walls and external works) and planning application support are available alongside this structural package, so the below-ground and planning elements of your project can be coordinated with the structural design under a single appointment.
